1. Website Use

You agree to use this website only for lawful purposes, including browsing available rental properties, submitting inquiries, or making bookings. You must not use this site in any way that could damage, disable, or impair the functionality or interfere with any other user’s access.

2. Bookings & Payments

Booking Terms:

By making a reservation, you agree to:

Provide accurate and complete information

Comply with all house rules, guest limits, and check-in/check-out times.

HOUSE RULES AND CONDUCT

By booking this property, the Guest acknowledges and agrees to the following house rules:

Quiet Hours: From 11:00 PM to 7:00 AM, in accordance with local by-laws. No loud music or disturbances.

Smoking Prohibited: No smoking, vaping, or cannabis use inside the apartment. Violations incur a $500 fine and immediate eviction. Outdoor smoking is allowed on the patio/deck using the ashtray provided.

Pets: No pets are permitted on the premises. Unauthorized pets will result in a $500 charge and immediate eviction.

Parties & Events: Absolutely no parties, large gatherings, or events are allowed.

Footwear: Please remove shoes when inside the property.

Cleanliness: Treat the space and amenities with care. Report any damage immediately.

Lock-Up & Security: Lock all doors and windows when leaving. Do not share access codes or keys.

Third-Party Bookings: Not permitted unless cleared as a “designated trip planner.”

Violation of any house rules may result in termination of stay without refund and additional charges as deemed necessary by the Host

Unauthorized guests: Guests must ensure that only individuals listed on the reservation occupy or visit the property. A fee of $500 per unauthorized guest will be applied for any unapproved visitors or overnight stays.

No fires: For safety reasons, open flames, bonfires, or any form of fire are strictly prohibited on the property.

Review and accept the terms of our Rental Agreement, which will be sent post-booking

Payment Terms:

All payments must be made in full (or as outlined in your payment schedule) prior to check-in

We accept major credit cards via secure third-party processors (e.g., Stripe)

You authorize us to charge your card for the full booking amount, security deposits (if applicable), and any additional charges resulting from property damage or breach of house rules

We do not store credit card information on our servers.

3. Cancellations & Refunds

Our cancellation policy is clearly outlined during the booking process and in your guest agreement.

Guests can cancel at least 60 days before check-in for 100% refund, over 30 days before check-in for a 50% refund. After that, hosts will receive 100% for all nights.

Refund eligibility is based strictly on this policy. We reserve the right to enforce cancellation terms, including withholding partial or full payment if conditions are not met.

4. Damage & Liability

By staying at one of our properties, you agree:

To treat the property with care and respect

To be financially responsible for any damage, theft, excessive cleaning, or breach of house rules

That any damages discovered post-checkout may be charged to your payment method on file

Briisa is not liable for personal injury, loss, damage, or theft of personal belongings during your stay. We strongly recommend that guests carry personal travel insurance.

5. Limitation of Liability

To the fullest extent permitted by law, Briisa disclaims all warranties, express or implied, related to the website and rental properties, including but not limited to:

Availability or accuracy of the site

The suitability or condition of a listed property

Any loss or damage arising from your use of the website or services

Under no circumstances shall Briisa, its owners, agents, or affiliates be liable for:

Indirect, incidental, special, or consequential damages

Loss of income, data, or profits

Claims arising from acts or omissions of third parties or other guests

6. Content & Intellectual Property

All content on this website - including text, images, branding, and media - is the property of Briisa or used with permission. You may not reproduce, republish, or exploit any material without prior written approval.

7. User Submissions & Reviews

If you submit content (e.g., reviews, messages, or feedback), you grant us a perpetual, non-exclusive, royalty-free license to use, reproduce, and publish this content for promotional or operational purposes.

You agree not to submit content that is:

False, misleading, defamatory, or unlawful

Infringing on the intellectual property rights of others

Promotional in nature without consent

We reserve the right to remove or moderate any content at our sole discretion.
